We wire the deposit to escrow so you can lock the property, work your exit, and get the deposit back out of the closing. How many contracts you can hold stops being a function of what is in your account.

Before you fill anything in: We can only fund deposits that are still soft and still inside the due-diligence period. If your deposit has already gone hard, this desk cannot help — and we would rather you read that here than find out on Thursday.

How it works

    The form below. Executed A–B contract, closing date, title company. We answer same day.

  2. 02

    Lock it in

    5% of the fee to lock, $250 minimum — credited in full against the fee.

  3. 03

    We wire to escrow

    Funds go to the title company directly, against your contract. Never to you.

  4. 04

    Deposit returns at closing

    Out of the settlement statement. You keep your assignment fee.

Deposits above $100,000 are possible but need approval first. Longer terms are quoted before you commit, never after. Late return: $100 per day past the agreed return date.

What this desk does not fund

  • Construction loans
  • Hard or expired earnest money deposits
  • Anything outside earnest money and double closes
